ABOUT THE ROLE

ALPA Construction is seeking a Project Manager with a minimum of 7 years of construction experience preferred, healthcare construction experience a plus. Responsible for the overall direction, completion, and financial outcome of a construction project; the Project Manager will be monitor and manage the day-to-day execution, project controls, project engineering, cost, risk, and business management of multiple projects. The ideal candidate has a proven ability to lead, motivate, and mentor junior staff including Project Engineers and Superintendents.

RESPONSIBILITIES

Working closely with all members of the project team, project executives and regional leadership teams, the Project Manager will be responsible for the following:

  • Manage project acquisition process from initial client contact through project award, including preconstruction phase that includes site surveys/site walks, subcontractor selection, and preparation of client proposals.

  •  Manage and mentor project team members:  project engineers, superintendents, and field office coordinators.

  • Develop and track project budgets to include all costs for labor, materials, and subcontractors.

  • Establish, update, and manage master schedules, project timelines and milestones.

  • Work with the Superintendent and Safety Department to develop, implement, maintain, and enforce the Project Specific Safety Plan.

  • Ensure timely acquisition of all required permits.

  • Verify inspection schedules and reports.

  • Prepare and present monthly Project Status Reports for both ALPA Executive Leadership and key client stakeholders.

  • Prepare and submit monthly Owner pay applications to the Owner.

  • Detailed review and approval of all subcontractor pay applications.

  • Review, verification, and approval of all project material invoices.

  • Prepare all Owner Change Order Proposals for review and approval by Owner.

  • Prepare all subcontractor change orders.

  • Oversee field support staff to ensure timely submission of submittals.

  • Oversee Closeout Close Out Process.

  • Submittal and approval of all subcontracts and change orders.

  • Maintain positive on-site relations with client/customer, architects, facility representatives, subcontractors, and city officials.

  • Identify potential sales opportunities and communicate to ALPA Executive Leadership.

DESIRED SKILLS & EXPERIENCE

  • Bachelor’s degree in Construction Engineering or Construction Management preferred.

  • Minimum of five years of experience in the construction industry in a similar capacity.

  • Proficiency with Microsoft Office 365 is required.

  • Solid proficiency in project management software (Prolog, Procore, etc.) and project scheduling software (Suretrack, Fastrack, Project, etc.)

  • A strong work ethic and a “can-do” attitude.

  • Excellent listening and strong verbal and written communication skills.

  • Ability to work in a team environment.

  • Understanding of accounting principles related to the construction industry.

  • Capacity to anticipate potential conflicts and address project and performance concerns.

  • Ability to create and support team morale.

  • Good judgment, initiative, and ability to deal with last-minute changes or critical issues.

  • Strong focus on client service.

  • Ability to work in a faced-paced environment on multiple projects.

  • Experience with medical/healthcare projects, preferred.

  • Knowledge of ICRA.
